If water is pooling near your foundation, it will erode the soil and compromise stability. Make sure your gutters are clear and your downspouts are directing water away from the home.

Roots

Roots can cause a home to settle unevenly, as well as create cracks in the concrete and stone. Doors and windows will also start to stick if their frames become uneven. If trees touch your house, they are too close.

Grading

In addition to drainage systems, proper grading keeps water from settling around your home and requiring foundation repairs. The grade or slope of the ground around your foundation walls should be six inches in 10 feet of soil, with the slope moving away from your house.

Moisture

Even though you don’t want water to pool, the soil around your foundation should retain some moisture. Otherwise, it will shrink. When soil contracts and expands repeatedly, it will affect the stability of your home’s base. A sprinkler system set to water the area, especially during dry seasons, will maintain proper moisture levels.

Embedding

Another way to keep moisture levels in balance is to embed the perimeter with compacted soil or dense material like mulch. Keep levels about two inches from the top of the slab and two inches below the brick line.
