The 4 Stages of New Home Construction

1. Prep & Foundation

The construction site is prepared via grading and excavation. How long this takes depends on how much clearing and grading needs to be done. Once the site is ready, your contractor will use the plot map to lay out the foundation. They will install and inspect the plumbing before pouring the foundation.

2. Framing

new home constructionFraming is when all the interior and exterior walls of the home are erected. You’ll begin to see the layout of your home by the placement of the wall studs. Once the walls are up, the framers will weather-proof the house by installing the roof and its accompanying shingles. Afterward, they will add the exterior doors and windows.

3. Systems & Drywall

This is the stage where the “guts” of the home are installed, including all the plumbing, electrical wiring, and ductwork. Because these systems are so important, you’re required to pass an inspection before you can move on. Once you’re in the clear, insulation is added to the walls and drywall is installed over it.

4. Finish

The finish includes all the final details of the home, like cabinets, floor coverings, appliances, and light fixtures. Also, contractors paint the interior and exterior, pour the driveway, and complete the landscaping. There will be a final inspection of the home, and once cleared, the structure gets a certificate of occupancy to show it is move-in ready.
